Lands of Opportunity

Life seems to get more complicated every day − and the daunting task of finding one’s dream home in the perfect location is only the start of challenges to be faced by prospective homebuyers.

Perhaps that’s why savvy shoppers are turning to the real estate professionals of The Kirby and Stephanie Realty Team of Keller Williams Realty to turn those dreams into reality. Veteran Realtors Stephanie Miller and Kirby Leonard have years of professional experience in handling local residential transactions and are backed by the largest real estate franchise in the world based on agent count.

“It really is the best of both worlds,” said Stephanie. “Keller Williams provides huge benefits in terms of worldwide access to prospective buyers and sellers and we have years of experience in the local market. Together, we make things happen for our clients.”

Finding a realtor team one can be happy with is important, because more than likely you’re going to be spending a fair amount of time with them. Modern real estate transactions can be complicated affairs with inspections, appraisals, title searches and dealings with mortgage companies.

“First time buyers are often surprised by just how complicated it is to purchase a home,” said Kirby. “We have the experience and the contacts to simplify the process and make it a pleasurable experience. We walk our clients through every step of the process so there is never any confusion.”

Having local experience and contacts are key factors in successful real estate transactions, but communication between realtor and client is equally important, according to Stephanie.

“Constant communication is important and we make ourselves available 24/7,” she said. “Many of our best friends in the community started off as clients.”

Office manager Patti Leonard agreed, noting that much of The Kirby and Stephanie Realty Team business comes from referrals from past clients.

“Referrals are a compliment,” she said. “Nothing is better than a previous client recommending us to a family member or a friend. We have this happen a lot − many clients have bought and sold property through us multiple times.”

Being backed by an international real estate powerhouse like Keller Williams is a major plus as well. The company has 840 offices and 164,000 associates worldwide. The company spends a fortune helping promote properties to prospective buyers via the Internet, print advertising and other resources.

Real estate experience started early for Stephanie who grew up in a real estate family and got her realtor license at the age of 18. The native Texan has 25 years of hands on experience. Kirby, a veteran of 15 years in the business, transferred his real estate expertise from Colorado five years ago − along with wife Patti who has 14 years of real estate experience.

“We take a very positive, patient approach to working with clients,” said Stephanie. “There can be a lot of twists and turns along the way, but we have the experience and the contacts to take care of just about any situation that can arise.”

For buyers, the challenge can be finding the right home. Waterfront property on Lake Conroe is become more scarce and more expensive − and not every listing is readily available on multiple listing sites. It’s important to have a realtor with strong contacts and ties to the community.

“Montgomery County has some great acreage and ranch properties for those looking to escape all of the new cookie cutter communities,” noted Kirby. “But you have to know where to look. We travel the back roads as well as the main roads to find the best properties for our clients.”

Kirby and Stephanie recommend prospective buyers make a list of the features and attributes most important to them and review the list with their realtor. An experienced realtor will be able to use that information to find options that fit their budget and their criteria.

For sellers, the objective is to take steps to improve the appearance of the home in the eyes of prospective buyers: de-cluttering the house, washing windows, putting out a new front door mat and liberal use of paint.

“We tell our clients selling a home that a gallon of paint is $50 in the can and $1,000 on the wall,” quipped Stephanie. “It’s often the little things that help close a sale.”

And if there is a need for basic repairs, home staging or other services required to address irksome details in the transaction, Kirby and Stephanie have resources in the community to handle just about any situation. Technical expertise and personalized service are the hallmarks of The Kirby and Stephanie Realty Team.
