Real estate agent builds career by following her heart
As a child, Kami Cudd loved looking at houses, whether they were on the lake, in a neighborhood or in a Magazine, there was something about real estate that she felt drawn to.
“I’ve always been fascinated with homes, the architecture of them and how each one is different in its own, especially around Montgomery County. I know that sounds so cliché, but it’s true,” Kami said.
Growing up in Montgomery County, Kami not only became familiar with the local real estate markets, she also established lifelong connections in the community. Combined with her love of architectural design, she unknowingly began her real estate career.
“I just feel extremely blessed to be able to do what I love and I don’t ever see myself doing anything else,” Kami said. “It’s always been a hobby and I get to make money doing my hobby. I also love that every day is different and for me that’s super exciting because I love being around people meeting new people.”
Kami, now has more than 16 years of experience in real estate and is one of the top- producing agents in Montgomery County and at Creighton Realty Partners. Her listings are throughout Montgomery County and the surrounding areas and include everything from residential to farm and ranch. However, when it comes to helping her clients she isn’t limited to any area or property.
“I’ll learn any market to be able to help a client sell or buy a house. My clients are like my family, I’ll do everything I can to help them,” Kami expressed.
Helping her family of clients also means making sure they are always thinking ahead and making decisions that will have the best outcome for them in the long run.
For empty nesters she says it’s having them think about the possibilities of their families growing, “I really get them to think about the possibility of grandchildren coming into the picture and what they’re going to do for the holidays when people are visiting. I also get them to factor in being retired and on a fixed income.”
For first time homebuyers it’s helping them think about their finances and future, “I always advise them to meet with a loan officer first to see what would be the most affordable route for them and make sure they are being smart with their purchase. It’s also important that they are always thinking about resale, because most first-time homebuyers buy a home with the intention to resell it within less than five years.”
Helping first time homebuyers is one of the many things that Kami’s passionate about in her career. She spends extra time walking them through the home buying process to make sure they not only understand what’s going on, but are having fun along the way.
“It’s the biggest purchase they’ve probably made in their life, at the end of the day, I just think that everybody should be having fun in the process,” Kami proclaimed. “But, watching them go from nervous to excited after walking them through the process is really cool to be a part of and makes me feel like I’ve really done my job.”
Kami’s passion for her work is reflected in her client base, which are primarily repeat and referral customers. However, it’s her children that she credits for making her and her career what it is today.
“My kids are a big part of my real estate career because a lot of my clients I met through their extra-curricular activities,” Kami explained. “I really feel like my children add to the value of my work and who I am.”
Not only have her children allowed her to help more people with their real estate needs, they also play a huge role in helping their mom successfully juggle her role as single mom and realtor, the two things in life that she loves and is most passionate about.
“They make my life and my job so much easier because they truly are just the most well behaved, laid back, go-with-the-flow type children and people don’t mind them coming to appointments because they really are such good kids,” Kami said, adding she’s always a mom first and a realtor second.
While she says none of her kids have showed interest in real estate like she did at their age, she has enjoyed teaching them about the business. Plus, they think it’s pretty cool that their mom’s picture is on signs in people’s yards. For Kami, her sign in a client’s yard means the work is just beginning.
